Lumber was cost effectively produced and profitably priced for 20 years, else mills would have bankrupted long ago (they're not solar cell or windmill manufacturers after all :shock: ). Nothing remains "underpriced" for 20 years, nor increases 300% in 6 months. There are artificial factors involved, and it's neither shortages nor 2.5% inflation.

Yep! The crazy part is that there is still a housing boom here in the USA and people are willing to pay the inflated home prices because of the offset of low interest rates. That is going to change as inflation creeps back in however.
On the flip side, I got 30 years out of my old deck built while I was still working with crappy low grade lumber. I don't think we'll be here another 30 years, or even 20. The total investment will fetch at least 2/3 of my investment when we decide to sell this house, and in the meantime we get to enjoy it. I just could not stain that old deck again, it was like gift wrapping a turd to be honest! :lol: :lol: :lol:

You're right Dan, the interest rates are the enabler. Because of interest rates consumers can more easily afford a more expensive house, so they upgrade with their purchasing power and the house they leave gives an opportunity for someone else to upgrade. Each move becomes a place for people to renovate. It's a terrible vicious circle and it's causing us all issues! :roll:
