Down here in east Texas raw timber out of the forest is $100 a TON.
Makes no difference if its Pine, Oak or Black Walnut. Prices are the same.
That's the cheapest I've seen it in a decade.
Someone, somewhere, besides the timber cutters are making a killing!!

Sawmills are humming like mad. Guys selling rough cuts are buying all they can get. An 8x8 20 foot beam of untreated pine will run you $225 out of the mill.

Had a guy threaten to quit today, then my wife brought out a tray of lasagna. After we ate, I reminded him I wasn't paying him, and he could leave. He remembers I never walked off a job of his. We got a lot done! I sort of supervised a crew of four. :eusa-whistle:

That's looking great. I need to do a deck replacement in the next few years and all this talk about lumber prices has me thinking I'll be putting that off for a while in hopes that prices come back down some eventually.

Thanks. I got a deck builder by Word of mouth that turned out to be someone I knew. Had permission to supervise the crew, they had every tool you could imagine for deck building, and I just had fun with the group, as did the BOSS, my wife. This project would have been just a dream without Steve & the Boys! The guy that was quitting was my bud! I'm paying his wife! :lol:

Without being disrespectful or sounding harsh, that is neither the correct question nor correct construct.

Lumber was cost effectively produced and profitably priced for 20 years, else mills would have bankrupted long ago (they're not solar cell or windmill manufacturers after all :shock: ). Nothing remains "underpriced" for 20 years, nor increases 300% in 6 months. There are artificial factors involved, and it's neither shortages nor 2.5% inflation.
